The 1-2-7 Protection Plan

1. The Pre-Delivery Inspection (PDI)

Your relationship with Tarion begins before you even get your keys. During the PDI (Pre-Delivery Inspection), you walk through the unit with the builder to document every scratch, scuff, and missing fixture. Your signature on the PDI form is legal evidence. If you miss a scratched countertop on PDI day, Tarion will rarely cover it later, as the builder can claim you caused the damage while moving furniture.

2. The Warranty Tiers

The One-Year Mark: Fit and Finish

Includes protection for defects in workmanship and materials (like poorly installed tiles), violations of the Ontario Building Code, and homes being "fit for habitation." This is your window to submit a "Year End Form" for all the minor nail pops and drywall cracks that appeared as the building settled.

The Two-Year Mark: Water and Systems

Coverage expands to water penetration through the basement or foundation walls, defects in plumbing, heating, and electrical systems, and issues with the building envelope (exterior walls and windows) that result in water penetration.

The Seven-Year Mark: Major Structural Defects
